Don’t make these mistakes when photographing your new listing. In this week’s Real Estate Marketing Minute, we share the top 5 tips for the best DIY photos.

One of the biggest things that separates a professional photo from an amatuer is verticals. When you look at an image, if the walls aren’t straight up and down, it will look like the house isn’t stable.  A lot of times people will take photos from a high angle looking down into a room thinking that it will make it look bigger. But this just screams unprofessional and is not as pleasing to the eye.

That leads us to tip 2, in order to make the rooms look bigger you’ll need a wide angle lens. Make sure you’re not using a fisheye lens which makes your listing look like a fun house. While many newer high end cell phones advertise a wider angle lens, we recommend an interchangeable lens camera with a dedicated wide angle lens. A good lens can make all the difference when it comes to showcasing the spacious living space.

Our 3rd tip is lighting. You’ll want to make sure all of the lights are on in the rooms and make sure all of the light bulbs are working. Cameras don’t do as well as your eye does when capturing in low light. So even if you’re taking pictures during the day, you’ll still want all of the lights on to ensure a nice and bright photo.

Before you start snapping shots of the house, you’ll want to make sure the house is ready for photos. We’ve done several other videos on how to prep your listing for photos, but the biggest thing is to declutter as much as possible. Clearing off the counters and putting away trash cans can do so much in making your listing look clean and spacious.

No matter how good your picture is, there is always going to be room for improvement. Taking the  photo is only half the process, to  make them truly eye – catching, you’ll need to retouch them. There are several free apps that you can use or you can even send them off to a professional to have edited. just make sure they don’t go overboard, you just want to make the shots appealing while keeping them natural looking.

If you don’t feel like spending all of your time learning how to master photography skills, it might be smart to hire a professional. Just like a homeowner could list their home for sale by owner, you still wouldn’t recommend it. Much  better to hire the professionals.
