Scheduling and Arrival Time
Requests for photography appointments should be submitted with as much notice as possible. Please keep in mind that shoots are often scheduled back to back, and the start time selected is an estimated arrival time, but may be off by 10-15 minutes depending on location. If photographer will be arriving late, it is likely due to a long shoot and they will contact you.

At the Shoot
The Client is responsible for the presence of an authorized representative at the shoot to approve the Photographer’s interpretation of the project. If a Client or Brokerage representative is not present, the Photographer’s interpretation shall be deemed acceptable. The photographer will make a reasonable effort to remove litter, stray objects, etc. from the rooms; however please note that this does not include things like making beds or arranging furniture. Agents are expected to have the property staging and cleaning completed prior to the photo shoot. All properties will be shot “As Is.” If you have a specific preference, your input is important when choosing the best rooms and angles to photograph. Absent your input, the photographer will use his/her best judgment and experience to decide how best to photograph the property and the resulting images will be deemed acceptable. This includes determining subtle details such as whether lights will be on or off, blinds open or closed, etc.

After the Shoot
Once the images have been made, the photographer will perform digital retouching and deliver to you within 24 hours of the shoot time, unless otherwise specified. Delivery is via Dropbox to the email address(es) you supply. All images will meet a minimum resolution of 1500 pixels wide, usable for both internet and small print. Larger sized images can be provided upon request.

Media Storage
Due to the volume of photo and video content that we produce each year, please note that we will save this content for up to 1 year from the date of shoot. After that, the content will be removed from our storage. It is recommended that you save the photos and video content to your computer. After 12 months, the property will need to be reshot if you happen to need that imagery of the home.

Cancellation, No-Show and Inclement Weather Policy
Our schedule is determined by your photo shoot, and if the shoot is cancelled or changed, it throws scheduling off and causes others to miss out on those time slots. If cancellation or re-scheduling is necessary, please do so with a minimum of 24 hours notice. Any shoot cancelled within 24 hours of a booked appointment may be subject to a $25 Cancellation Fee unless due to inclement weather such as rainfall or snowfall (cloudy days are not considered inclement weather). If a home is not photo-ready, it will be considered a cancellation, or photographed as-is. Every effort will be made to accommodate a re-scheduling. In the event of inclement weather preventing photography, a new date will be scheduled at the earliest available time.

Rights and Usage
All images produced for an Agent or Broker [Client] may be used by the Client for any and all marketing materials and campaigns associated with the sale of the property for the duration of the contract with the seller, and for the Client’s self promotion. The photos may also be used by the Brokerage for the sole purpose of marketing the specific property photographed. Ownership of the images remains with the Photographer, and license is granted only to the Client and Client’s parent company, and not to any third party. Client may not sell or distribute images to another party at any point during the listing agreement period, or if listing expires. Photographer has the right to use these images for marketing and promotional materials, and to issue additional licenses to any third party for a fee. Any usage of the images by a third party, including but not limited to, architects, builders, stagers, designers, sellers or buyers, is strictly prohibited unless approved in writing and licensed by the photographer.

Billing and Payment
Payment is due before releasing any marketing assets. Photographer will supply an invoice after the shoot with all fees detailed. Payment is accepted via check, electronic transfer, and major credit card. If payment is not received within 15 days, a 10% late fee will be applied to the invoice total.
